Property Spotlight: Fountainbleau Self Storage

Is Fountainbleau Self Storage the Most Unique Self Storage Facility In the Nation?

Self-storage properties are often characterized by the lack of color and the seemingly cold atmosphere that surrounds the city of metal units –hardly a place anyone goes for fun. However, one property has been aiming to remove any negative connotations surrounding self-storage units and make their storage facility a unique experience.

Situated in the heart of New Orleans, LA, this storage facility breathes music and culture. Once an apartment complex, the building was converted into a storage facility, creating a unique spin on self-storage. The storage facility, which is 125,454 square feet and has 830 units, also doubles as a music studio. The theme of music runs deep in the veins of Fountainbleau Self Storage, with even the vending machines carrying instrument necessities, such as strings, drum sticks, and guitar picks. With a culture deeply enriched in music, the owners wanted the storage facility to reflect the culture of the city that has given so much to it.

Tips For a Less Stressful Move

Moving can be incredibly stressful, especially when that move is across the country. Although there are no guarantees that you will have a smooth move, here are some tips to better streamline your move.

  1. Ask Around – If you trust your family and friends’ opinions, asking them for recommendations on moving companies, storage facilities, rental equipment, among more, can be incredibly useful. Reviews can be skewed as a result of an angry customer, or on the other end, as a result of false positive reviews. Asking for opinions from the ones you trust will give you an honest look at how certain companies not only treated them, but how they thought they faired.
  2. Organize Your Thoughts – Websites like Pinterest allow the user to create virtual boards. This is a great tool to utilize if you want to organize pictures of how you want to plan out your new house by room, or if you simply want to have a tidy inventory of helpful articles.
  3. Look Into Help – Being prepared by looking into assistance options alleviates the stress you have to face when going through a notoriously stressful time in your life. For example, storage facilities are a great way to help you store your items during a move, especially if you are doing renovations to your new house and cannot move the items in. Utilizing unit sizing guides is a great way to check in advance if the items you have to store will fit in a certain unit.
  4. Plan Your Necessary Items Out Ahead of Time – If you know you are moving, it is advantageous to start early. Make sure you have plenty of boxes, moving carts, bags, etc.
  5. Ask For Help – Most people get stressed out from moves simply because they do not have the necessary help. It never hurts to ask someone to borrow their truck or dolly. Asking for help is free.

“Chrisley Knows Best” Comes To Cool Springs Self Storage

Late last year, Cool Springs Self Storage received an email from the USA Network asking if they could shoot a clip of their show, “Chrisley Knows Best,” on the property. The show follows around multimillionaire real estate developer and entrepreneur, Todd Chrisley, and his family as they navigate the lavish life they live in Nashville.

While the episode was filmed on December 7th, the episode was not released until February 21st. The episode followed Chrisley as he “auctions” the contents of his storage unit to his kids.

The filming crew surpassed the managers’ thoughts on size. “You would figure that a shoot like this would involve the family, plus maybe five or six employees,” said Kyle Borden, property manager at Cool Springs. “Nope,” he continued. “It was a crew of about 25 people, with everyone having their own job and title.”

The episode can be viewed on the USA Network site

Absolute Storage Management Is On the Fast Track

Absolute Storage Management has been on quite the roll when it comes to acquiring new properties. Between new self storage owners in need of a guiding light and existing properties needing assistance in specific areas, ASM has helped several new properties during the 2016 year. Of the new properties that were acquired by Absolute Storage Management in the previous year, one Missouri property, Imperial Self Storage, paved the way for a new state.

ASM also added properties in Alabama, Florida, Arkansas, Tennessee, and Georgia, strengthening some of its core states. By the end of January 2017, Absolute Storage Management had two more properties added to its pipeline. With a solid start to 2017, ASM has no plans of stopping any time soon. Seven properties with official contracts are set to come on in the next few months, making it clear to see that Absolute Storage Management is not slowing down.

ASM is excited to be expanding into different areas with the 2017 properties established so far. With properties in college towns like Starkville and Oxford, MS, it is easy to see how Absolute Storage Management will be of good assistance.

Absolute Storage Management Helps the Mid South Food Bank

Every quarter, the employees of Absolute Storage Management aim to volunteer in a meaningful way. From helping plant trees at the Shelby Farms Park, to working with the Mid South Food Bank to collect food for the needy, ASM strives to make a difference in the community, all while fostering team growth and development.

This holiday season, Absolute Storage Management wanted to revisit the Mid South Food Bank to lend a helping hand. The employees gathered at the warehouse before 9:00 am to start training. From there, groups were formed to sort through food.

ASM employees sort through crates to see if food is good to donate or if it should be thrown out.

While in small groups, volunteers checked expiration dates and the quality of the packaging. This is a crucial, time consuming step in the donation process, as food items have to be checked well before being donated. Once items passed the inspection, the cans and packages were placed meticulously into boxes for distribution. “It created a sense of comradery between us, and I feel like we had to rely on one another to get the job done – just like in the work place,” accountant Aleah Cole said.

Absolute Storage Management and FedEx employees work together to inspect food packaging for donation.

If you would like information on how you can help the Mid South Food Bank, please contact Clifton Rockett at or at 901.373.0400.

ASM’s Health Revolution

Categories: Uncategorized

Posted by: Anna Knecht on Friday, September 9, 2016

After one ASM employee discovered the benefits of making little changes to her life after reading Eat, Move, Sleep, she decided to pass along the news and the book to the office, sparking the ASM health revolution. By understanding the importance of employee health in the office, ASM employees set out to expand on the ideas brought before them.

One of the biggest changes to the office came in equipment form. A treadmill desk was introduced to the office in August and has since seen thousands of minutes of use. In an attempt to motivate the office, a weekly goal has been set of 800 minutes, or around 53,333 steps. While the treadmill desk is a new addition to the corporate office, standing desks have been used in the ASM corporate office for years. There are currently three standing desks, with more expected to be ordered. Although the desks prove to alleviate some of the work stress in the form of exercise, other methods of exercise have been introduced as well. ASM also has a ping pong table that has resulted in numerous friendly rivalries.

Food is an important part of a healthy lifestyle, too, which is why ASM has started salad bars. Inspired by an office favorite, Jason’s Deli, a salad bar was introduced, with each team member bringing their favorite salad topping. Veggies and fruit also adorn the office counters, allowing employees to continue their healthy eating habits.

Absolute Storage Management strives to provide a healthy and fun working environment for its employees and the health revolution has just begun. Make sure to check back in to see new office additions as we continue our health journey.

Ways to Organize Your Storage Unit Using Supplies You Probably Own

With the advent of Pinterest comes a plethora of organizational tips to address every area of your life. However, one section often overlooked is the storage unit. While many people rent a storage unit to free their home from clutter and reintroduce organization to their lives, the actual storage unit can be left as a dump to collect unneeded items. We have compiled a list of six items that you probably already have in your home to help you make the most of your storage unit.

  1. Clothing Racks

Clothing racks are a great way to hang items, especially nicer clothing items in bags. Ditch the boxes and opt for a versatile clothing rack that can hang clothes while storing shoes and other boxes on the bottom.

2. Crates

Have crates laying around that you just do not know what to do with?  Try stacking them so that they act as cubby holes. Not only is it an easy use for those pesky crates, but it helps keep everything organized.

3. Locker Shelves

Locker shelves are great because almost everyone has used them in grade school at one point or another. Simply add a locker shelf to any shelving unit and you have a perfectly divided area.

4. Storage Racks

Storage racks are the most popular option in storage units, as most people utilize them for storage in their garage. Add crates or storage bins to your storage racks to keep your belongings tidy and put away.

5. Labels

Labels are becoming more common in households with the desire to organize. Adding labels allows one to find items with ease. Next time you use a storage facility try using labels and see the difference it makes in finding your items!

6. Plastic Bins

Traditional cardboard boxes attract insects and can easily be damaged by water. Plastic bins are a cinch to use for stacking boxes and for keeping items safe from water damage and insects.

Get Creative with Finding New Ways to Use Old Items.

Many of us have items that we no longer feel we have a need for or will be able to use and ultimately end up recycling or throwing them away. There are so many things you could do with those items that you would never even consider that look cute and quirky and will save you money! Luckily I am here to help! You know that old CD holder you never use being that EVERYTHING is digital now? Why not use it to store that bagel you’re carrying to work or better yet use them to organize all of the cables you have in the garage. Mason jars can of course be used as cups, but what about a container for your salad? Dressing on the bottom, stack you extra toppings, lettuce on top. Keeps your salad crisp and fresh and makes a rather nice display as well. We all buy Kleenex, use the empty box to create your own bag dispenser for grocery bags. Got cardboard boxes? I’ve got solutions! Cut small circles out and cover them with your favorite print of duct tape and BOOM! coasters. For the real eco-friendly people out there, use those cardboard boxes to make postcards/greeting cards! Your loved ones will think it’s unique and knows that it’s from the heart. You could even use the cardboard to create the tag that is on the gift box or bag. Lastly, for my wine drinkers of the world, turn your old wine box into a shoe rack.

Turn your “trash” into treasure, don’t go out and spend money on things like salad crisper, gift tags, or plastic bag holders when you have them already! You’re saving money and saving the world, think of yourself as a super crafty, tree hugging, money saving super hero! The world thanks you!

Hiring the Best Mover for YOU!

Hiring a Mover?

The moving process can be tricky sometimes, especially when it comes to hiring someone trustworthy and inexpensive to make the move. Here are some things to think about and consider during your search for the perfect moving crew. Ask around, if you can’t seem to find someone in your budget or just aren’t sure, ask someone for recommendations. Knowing that someone you know has used this company before will make you feel at ease. Don’t just find one person and end your search there, get at least three in-home estimates before making a final decision. While getting that in-home estimate, make sure you leave nothing out! Let him see everything so that your estimate will be as accurate as possible, you wouldn’t want the bill to go up to $100 because of that one “small” closet you forgot to show them that contains all of your winter boots. Remember that movers can deny you so I would suggest having everything you need moved be packed neatly and ready to go upon their arrival to avoid any timing issues.

Always conduct a mini, or full background check on movers that you have never heard of and if you have a funny feeling about it, keep looking! There are sites specifically for that purpose, such as, & (you can’t be more direct than that). Also, take the time to write out everything you are getting moved. How many boxes did you have in total? What was in those boxes? This will be easier to create as you’re packing and will make you feel secure after the move knowing that you have everything you packed and nothing got “lost during the move”.

Hiring that mover to move your items to storage? Find great storage with Absolute Storage Management.

New year, new properties! That seemed to have been the motto for Absolute Storage Management in 2015 and now continuing on into 2016.

ASM brought on 20 new properties in 2015 and is continuing that trend on into 2016. Get Organized in 2016!

New Year’s Resolutions, Anyone?

It’s that time of the year again. You know when we come up with a million resolutions for the new year and only follow through with one, for one whole week. Maybe the resolution should be to actually keep up with your resolutions. ASM wants to help you with a resolution for the new year, to get organized! Organizing not only your home but, your life. You will notice things flowing much more smoothly when you take the time to plan and organize. Here are a few helpful tips to help you get started:

  1. Downsize, downsize, downsize! Don’t become one of the members of TLC’s Hoarders who hasn’t seen their cat in 4 months and thinks it's just under that pile of old Christmas cards from 8 years ago. One way to declutter is to go digital. Put those old pictures on a digital device or a DVD. #LetItGo

  2. Get a planner. Whether you’re old school like me and prefer to write things in a physical planner or if you want to type it into your phone, does not matter as long as you get it down somewhere you won’t forget to check. For me, getting a planner that had some type of pizzazz to it encouraged me to take it everywhere, write down everything and check it all the time. Creating a schedule and making deadlines will also help you to actually get things done.

  3. DELETE THOSE EMAILS!!! Do not let your inbox fill and fill until you have 2000 emails all from stores you no longer shop at and restaurants you’ve only been to once(with no intention of returning). If the email is over two weeks old, chances are, whatever the issue had now been resolved.

  4. Give all of your things a “home”. If everything has somewhere to go (and you always put them back where they belong) it will be no problem keeping your home clean and organized and you won’t be so stressed trying to find those things when you need them.

  5. Of course, we all saw it coming, this blog wouldn’t be right if I didn’t suggest getting a storage unit. Whether big or small, a storage unit is the perfect way to get things that you do not use but cherish to much to part ways with out of your way. Now let’s not get confused and think that more space means get more things to fill it with. Enjoy your space!

The NW Arkansas region facilities, Rogers Self Storage, StorMart, Bentonville Self Storage, and Absolute Storage of Bentonville have surpassed their goal and have many boxes overflowing with donations for this wonderful organization. Core Value Spotlight.2

Absolute Storage Management (ASM) is putting teamwork in the spotlight this time around from the LICTED core values. LICTED is an acronym for leadership, integrity, communication, teamwork, excellence, and dedication, all values that the company prides itself on representing. As stated before, teamwork is the focus of the quarter, and ASM believes that teamwork is what makes the company’s dream work!

In the past, Absolute Storage Management has given “shout-outs” to team member who have worked hard and gone over and beyond the call of duty, this time around ASM wants to shout-out everyone that is a part of the team. Without each and every one of them, ASM would not be where they are today, holding the Inside Self Storage title for the largest third party management team in the U.S.

To show how much ASM cares about their values and  the team that brings them to life, they give out a “happy” to all of the team members because of the dedication they have all proven to have toward the spotlight core value. Just a small gesture to show appreciation to everyone that is part of the team. ASM’s slogan for the core value highlighted this quarter is “Teamwork Makes Our Dream Work” and with all of the accomplishments being made, it is obvious that they truly stand by their word.

ASM is giving back this holiday

Categories: Uncategorized

The holiday season is here and as well all know it is the time to give back. You have ample opportunity to give back being that there are so many organizations out there that need your help. Not only are there big league organizations that you can donate to, but depending on where you live, there may be local organizations that accept donations or items like gently used clothing or books, etc. For your convenience, some of these organizations take monetary donations online, so even if you do not have time to go to the drop off location, you can use a credit card to donate.

Many ASM facilities are drop off locations for the Marine Corps Toys for Tots, an organization that has been collecting new toys for children in need since 1947; Blue Lick Self Storage, Storage Locker, and Freedom Self Storage will be drop off locations just to name a few.

ASM wants everyone to remember that it is the season for giving back and wants you to put yourself in the shoes of someone who is less fortunate than yourself. Putting yourself in the shoes of someone less fortunate than yourself is also something to take into account when considering what exactly you want to donate. Give as if you are giving to your own child, sibling or niece/nephew, remember even though you are giving it away they are gifts for someone else.

Everyone here at Absolute Storage Management hopes that you have a wonderful Thanksgiving!

Hurricane Joaquin has left South Carolina flooded and many people in shambles. People are being advised to evacuate their homes and are under a “boil water advisory”. Many dams have breached and so far at least 11 of them have completely failed causing some areas to have to be evacuated. During this time of tribulation, two of ASM’s South Carolina facilities have decided to step up and help the people of their community and try to provide some relief.

Longtown Self Storage in Columbia, SC and The Extra Attic in Wando, SC are offering a free month of storage for units of all sizes as well as a free month of SBOA insurance for all people effected by the category 4 storm. Both of these specials will be available to tenants for a month or longer depending on the time it takes to clean up the mess Joaquin left behind.

In light of the “boil water advisory”, Longtown Self Storage will be a drop off and pick up location for water bottles. Please come by to drop off water for the community or to pick up water while the local water systems continue to be corrected.

Autumn Storage Tips

Categories: About Absolute Storage Management, Self Storage Ideas, Tips and Tricks

Posted by: Tori Johnson on Friday, September 25, 2015

Wednesday, the 23rd, marked the first day of autumn. The leaves are about to change their hue and fall to the ground and the days and nights are about to get a little bit cooler. Sweater weather is definitely on its way. That also means it is time to change your storage situations and put away the tank tops and bikinis and pull out the cardigans and scarves. Your home décor may also change, if you’re anything like me, it is time for those pumpkin spice scented candles and all of the Halloween decorations to come out of the dark. Everything changes and becomes all warm and cozy all around you. If you use a storage unit you are already ahead of the game, you can go ahead and pack your summer items up and replace them with the boxes labeled “sweaters”. Even when you do have a storage unit, and especially if you do not, there are still some storage and organizational tips you need to be aware of to help declutter your home. I mean, the holidays are right around the corner, who wants guests in a cluttered home?

Wall hangers and storage bins are always a storage need! Wall hangers and hooks are great for hanging those layers of hats, scarves and jackets on whether buying the front door or in a closet. Storage bins are also handy and if you do not have a storage unit, investing in plastic storage bins is a great idea. Fold up all of your summer/spring clothing and place them in a bin, sit it in the back of your closet and you’re set. Never hang your sweaters! If you do not have a dresser, you can use a storage bin or better yet use the smaller fabric storage cubes, which can also be used as drawers if you buy a compartment storage system (pictured above). Rolling your sweaters instead of folding them reduces wrinkles and allows you to see all of the sweaters you have in your drawer. Hanging sweaters leave hanger marks and you do not want, however when hanging the rest of your clothing, using the thin velvet hangers saves you a lot of space and leaves more room for the more bulky items in your closet, like coats. When it comes to shoes, under bed storage is always great for summer sandals, getting a covered under bed shoe storage system is a great option giving you more space for all of those boots that you will be wearing during the colder months.

Back to Campus Means Time to Store

Categories: Uncategorized

As the time vastly approaches, and summer begins to wind down, we have to realize that it is time to get ready for back to school season. College student everywhere will have to pack up and head back to campus, whether they live in the same city as their school or not, it is time to put away the surf boards and sunglasses and pull out the books and backpacks. At some point, they will ask themselves, “where am I going to put all of this?”, the answer would be, in a storage unit of course!

People may not realize how valuable storage can be to college students, but they cannot possibly take all of their summer and fall/winter clothing items with them or all of the pictures and posters that they have in their room at home to college. Everyone knows that dorm rooms offer little to no space at all to store items and the space under the bed can only hold so much! Many of our storage facilities offer student discounts on storage units and 9 times out of 10 there will be a storage facility near campus for the convenience of the students.

College student, especially those who live far away from home, should take advantage of the opportunity to store items in a storage unit and not have to always wait for mom and dad to send you your items in the mail. Absolute Storage Management offers many facilities that have student discounts and ALL college students are looking for a discount, whether it be big or small.

Third Party Management, Questions Answered.

Categories: Uncategorized

Posted by: Tori Johnson on Wednesday, August 12, 2015

One of the top questions people ask when they want to know more about third party management would have to be what exactly is third party management anyway? People want to know what it is that these management teams do, how do the teams get started, who do third parties work with, etc.

When a company’s owner seeks third party management over self-management, they are essentially looking for help, and these third party teams have the wealth of experience needed to aid with that help.

Third parties will work with any owner that needs them in whichever field they specialize in. So, to answer that question, third parties work with people in fields all across the board. Every third party is different, with that said, third party teams help in areas ranging from suppliers, vendors, re-sellers, brokers, you name it! Third party teams over-see everything that goes on within the company and will be there to offer any assistance in creating plans to move forward. For clarification, third party teams are not to be confused with the owners of the company. Think of the management team as the driver of a taxi cab, the owner tells the driver where he wants to go and the driver gets them there.

Third parties are essentially a team within a team. They house people with skills across the board, which is where those stock brokers, sellers, marketers, etc. come in. Third party teams hire people with these skills to have more pull from owners. The more services they can offer the more independent company owners are going to want them rather than hiring numerous companies for numerous jobs or doing it themselves.

There are so many ways to explain what a third party team can do for a company, and everyone will have their own explanation on how a third party should work. No two third party management teams are alike, each one has their own way of operating. Be sure to do your research when choosing a third party management company and look for management style as well as performance.

Midtown Vault Self Storage Solar Panel Expansion

Absolute Storage Management announces that their Midtown Vault Self Storage self storage property, located in Memphis, TN, has chosen to expand their solar panel usage. The property first implemented solar usage two years ago and has seen great success with the initial project. Midtown Vault Self Storage sits in the developing midtown area of Memphis, TN and is a conversion property from a previous Bell South building. Due to the property’s height and location, using solar panels just seemed like the right thing to do.

The first set of solar panels has already saved the facility 1/3 of the electric bills and with the expansion, the property hopes to see a savings of 2/3; telling MLGW, charge it to the sun!

This trendy midtown area should be really excited now that they will be home to the exceptional storage facility of Midtown Vault Self Storage with roughly 10,000 square feet covered with solar panels; Now that’s what I call going green. Going green is a great way to be noticed in the market these days, not only is it kind of trendy to go green, but it’s good for the environment.

LightWave Solar, the Nashville based company that installed the solar panels, says they have installed panels all around Memphis. It seems like more companies are “going green” and getting solar panels installed and Midtown Vault Self Storage is definitely excited to be a part of this solar family. The property is even more excited to be growing and expanding its solar capacity.

The partners have always had a heart and passion for giving back; this passion has always been shown in their encouragement of properties’ involvement in community events- sponsoring little league teams, hosting community yard sales, being present at Chamber meetings and activities- as well as their personal time and money- finding one or more of the partners at a mentoring meetings with the local university, the University of Memphis, or donating to St. Jude’s Children’s Research Hospital. Although all of these efforts have been happening since the company was founded in 2002, the partners thought it time to put more focus on this belief. Therefore, the Go Green and Give (GGG) commitment was created.

Believing that change happens from “the top down”, Matt Bailey, Scott Beatty, and Michael Haugh, knew they needed to lead by example. The partners decided that once a quarter, a volunteering event would be set up and that the event would be open to the entire corporate office as well as the surrounding team members. These events have benefitted the Mid South Food Bank, Shelby Farms Park, and St Jude’s Children’s Research Hospital. The focus of these events is to open the ASM team members up for experiences, bring the groups together, and promote a healthy awareness to the efforts of the groups volunteering for and the various needs of the community as well as our ability and duty to give back what efforts can be done.

Part of the Go Green and Give commitment is to “Go Green”. This includes the reducing office supplies and recycling when possible. General Manager, Michelle Dean, led the way in reducing office supplies with her “Paperless as Possible” approach. Whenever necessary, Michelle would email tenants or save documents as PDFs under files instead of printing whenever possible. This cut back 33% of expenses associated with paper and ink.

The latest addition to GGG has been the partnership if ASM to Chalkfly, now Global Office Solutions, and their commitment to give back to the community.  Chalkfly donated 5% of all purchases made by ASM directly to local educators.

ASM has been very encouraged with this program and is excited to see it grow more in 2015. If you are a group looking for volunteers in the Mid-South area, please contact Grace Anderson at to discuss volunteer opportunities.Mid South Foodbank Absolute Storage Management 001

Absolute Storage Management Displays Teamwork

Core Values

Absolute Storage Management prides itself in having the best team members. The staff of ASM never cease to amaze the ASM owners, facility owners, and the customers they serve. In recent movements towards updating the company’s values and missions, top managers were able to pull together the principles that ASM represents. Managers and top leaders have no issues living up to these newly established values.

ASM’s new values can be reviewed HERE, but are easily remembered as leadership, integrity, communication, teamwork, excellence, and dedication.

ASM proudly announces that they have already had numerous accounts of all of these new values. One value that ASM puts extra emphasis on is their teamwork; and as stated earlier, the team members of ASM did not need to be updated values to portray this value in the ASM community.

ASM’s accounting members went above and beyond the responsibility expected of them with the newest arrival to the accounting team. Shannon Fuller, Deana Brunjes, and Barb Wurstner went above the expectations of upper management in supporting and training the newest accounting member, Aleah Cole. All three accountants helped Aleah get through her first month of financials which ended up being the smoothest accounting transition the company has seen in ten years.

ASM Corporate office members also love showing their team working together during their quarterly outreach events. The Second Quarter’s event was held at the Midsouth Food Bank. The team had to coordinate together on sorting, stocking, and organizing the local Agency Pantry for the Food Bank.

Property manager Kelly Zimmerman from Storage Plex in Kingsport, TN has always been an outstanding team member. Her latest event has been helping a nearby property manager, Patricia while the assistant manager is absent. Kelly has been helping Patricia once a week and noticed that there were a lot of units that needed to be cleaned and items taken to the dump. This was due to Patricia’s pregnancy and inability to complete these labor intensive tasks. Seeing the need, Kelly took it upon herself to make an extra trip to the in need property in order to rent a Uhaul Truck and clean out those units so that she would not have to do it on her scheduled day because she wanted to make sure she would be available to customers.

Property manager Sheila Schoenmann made heads turn with her outstanding teamwork values. This property manager was going to be off several days for the arrival of her new granddaughter. The night before her time off began, she went took the time to go to her closed property to check in all of the Uhaul trucks that had come in over the weekend so that her relief manager would not have that to face Monday morning.

Absolute Storage Management is continually astonished by its team members’ commitment to their fellow team members and love to recognize the fantastic leaders that make up the company.

Virtus Real Estate Capital Acquires Bentonville, Arkansas-Based Self-Storage Facility

AUSTIN, Texas – July XX, 2014 – Virtus Real Estate Capital, a real estate private equity firm based in Austin, Texas, recently acquired a Bentonville, Ark.-based self-storage facility. The Bentonville Storage acquisition marks Virtus’ third acquisition in the northwest Arkansas market since the beginning of the year. The purchase is also the fourth self-storage facility in the firm’s strategic joint venture partnership with Absolute Storage Management (ASM), a storage owner/operator based in Memphis, Tenn.

Built in 2002, Bentonville Storage is a 57,750-square-foot Class A facility encompassing roughly 400 units. At the time of acquisition, the property was 98 percent occupied. The site is near Walmart’s corporate headquarters and just minutes away from downtown Bentonville.

“Bentonville Storage will serve as the cornerstone asset in our recent efforts to move into the northwest Arkansas self-storage market. The facility will be a key addition to the two facilities Virtus purchased in March by providing additional climate controlled space and a variety of complimentary unit types.  We’re incredibly thrilled to continue adding to our portfolio of assets with ASM, a proven and trusted best-in-class management service,” said Scott Humphreys, acquisitions director, Virtus Real Estate Capital.

In 2014, ASM will implement a more thorough revenue management program, greater online presence and search engine optimization, as well as provide a tailored approach to the direct operational management of the property.

“Bentonville Storage is a great piece of real estate and it fits very well in our overall strategy of expanding in northwest Arkansas,” said Michael Haugh, president, Absolute Storage Management.

High-resolution photos of Bentonville Storage are available upon request.

Are you preparing to rent a storage unit? Knowing what size unit you will need is very helpful to make sure that your moving experience is a smooth one. No one wants to start moving their things into storage and then find out that the unit is too small! All of our properties want to make sure this doesn’t happen to you! Now, unless you work with home building, office space rentals, or are just really good with picturing 3D images, square footage is probably another language to you.

All of our property managers are capable and willing to help you make the best choice in unit sizes to help fit your storage needs. However, here are some size descriptions that you should know before you rent a unit.

  • 5×5: This is about the size of a regular closet. You can store about 10-15 boxes and some small furniture items like a small desk, lamp or a few chairs.

  • 5×10: This is the ideal solution for students storing over the summer break. This unit can fit the contents of a normal dorm room. The unit is about the size of a standard walk in closet and can easily hold a desk, chair, mattress set, and over a dozen or so boxes.

  • 5×15: This unit is comparable to a large walk in closet. It is great for storing a small studio’s furniture and a dozen boxes.

  • 10×10: A 10×10 is best if you are looking to store multiple rooms’ worth of furniture and boxes. This unit can easily contain an entire bedroom set, couch, kitchen table, chairs and closer to 25 boxes.

  • 10×15: If you are looking to store a small house or a large apartment then this unit might be the best solution for you. This 10×15 can hold up to two couches, two mattress sets, a coffee table, desk, dresser, chairs and a multitude of boxes.

  • 10×20: This size is very comparable to a one car garage. This unit size can easily fit your fridge, washer and dryer, three mattresses sets, bookcases, couches, armchairs, along with all of your boxes to store your small town home or apartment.

  • 10×30: With 300 square feet, this unit can hold all the contents of your three to four bedroom home. That is including your appliances, bedroom sets, living room furniture, kitchen table and chairs, side tables and more boxes than you could ever dream of.

Once again, all of our property managers are very knowledgeable about the various sizes and amenities that their property offers. The property manager  would be happy to help answer any question you may have.

Also available to you is our website’s Storage Calculator where you can input all of your belongings that you are storing. This calculator can tell you the best way to pack your belongings as well as the unit size you will need.

Michael Haugh recently released- June 13, 2014

Last fall, I joined the Memphis branch of a national CEO organization called Vistage that meets monthly. This group is a dozen+ CEO’s from different industries, each offering a different perspective on a variety of topics and issues. We also have some great speakers come to the group. I joined mainly because I have been in the self storage business for 20 years have recently felt that lack of exposure to other industries may be holding me and possibly us back from greater success.  So as part of my personal goals, I wanted to learn more about what other industries are doing, what issues they have, how they are growing, etc. I am happy to report a lot of learning through Vistage, and some comfort that both self storage and property management are excellent businesses.

A few months ago, we held a leadership meeting in Memphis to revisit our mission statement and core values. The chairman of our Vistage Group lead us through a number of exercises to come up with our new mission and values, and I give the Vistage Group credit for encouraging us to revisit them. You can see what we came up with below. We feel our new mission encompasses what we are trying to accomplish at ASM. I truly believe everyone one of you is a partner of ours. ASM’s values will guide our future decision making. I know each of you embodies many of these values, which is why you are with us.

ASM Mission Statement:

Growing successful partnerships with our customers, team members and investors by delivering excellence in service.

ASM Values:

  • Leadership

  • Integrity

  • Communication

Virtus Real Estate Capital Acquires Two Northwest Arkansas-based Self-Storage Facilities

AUSTIN, TEXAS-Apr. 28, 2014 – Virtus Real Estate Capital, a real estate private equity firm based in Austin, TX, recently acquired two Northwest Arkansas-based self-storage facilities.  The A&A Stor It portfolio consists of a 57,700 square-foot facility in Bentonville, AR, and a 72,025 square-foot facility in Rogers, AR.   The properties were acquired in a strategic joint venture with Absolute Storage Management (ASM), a real estate owner and operator based in Memphis, TN.

The two facilities were originally built in 1993 and 1995, and total over 800 units of Class B product in the heart of NW Arkansas. The Bentonville site is located just south of Walmart’s corporate headquarters, and benefits from strong traffic counts, an infill location, and high barriers to entry due to the City of Bentonville’s strict construction materials requirements. The Rogers

Units available at Bentonville Self Storage facility is also located along a heavily traveled E/W thoroughfare, and benefits from being one of only a few sites in town with climate-controlled units after a 2001 expansion added two new buildings totaling 22,000 square-feet in air conditioned space. ASM will be leading an extensive on-site capital improvements program which will inject over $120,000 in facility upgrades across the two sites. We will be addressing asphalt repairs, painting and repairing doors, office rehabilitations, additional security elements, and a number of other improvements at both locations. The joint venture purchase with Absolute Storage will be both organizations first assets in the NW Arkansas MSA.  ASM’s significant management presence in Memphis, TN and Little Rock, AR will allow them to easily absorb this, and future assets in NW Arkansas, into their current management platform.

“We’re excited to be establishing a solid footprint with these two self-storage acquisitions in a region we feel will continue to see economic growth across a number of different industries, and consistent population increases” said Scott Humphreys, Acquisitions Director, Virtus Real Estate Capital. “We’ve seen impressive gains in our portfolio of existing ASM managed stores, and are confident in their ability to drive rental rates and maintain stabilized occupancies through best in class operations and a hands on approach.”

Absolute Storage Management is a proud supporter of the Toys for Tots foundation and has been for the past 5 years. ASM’s properties annually commit to being a donation center in their various markets to help the Toys for Tots spread awareness for their cause. The mission of the Marine Toys for Tots Foundations is to collect unused and unwrapped gifts during the months of October, November and December in order to deliver them to children who would otherwise not receive any for the holidays.

This past holiday season, ASM was able to raise over 1500 toys for the program. This is the largest amount of donations that ASM has ever collected and was elated to help the foundation in such a positive manner. Next year ASM is hoping to improve, even on this past year’s yield! October might be months away but don’t ever throw away those unused toys. Remember your local Absolute Storage Management location for your donation center!

January is “Get Organized” month and the best way to get organized is to get rid of clutter and make more room in your house. However, you cannot just get rid of those important items that are harboring in your hallway closet or stacked up in the garage. Instead of tossing out the holiday decorations, extra furniture, or spare items, store them in a storage unit where they will be out of the way from your other belongings and safe until you need them again.

Our great Storage Calculator will help you decide which unit size works best for your storing needs. Don’t let your stuff get the best of you. Take some time this January to get organized and get your house back to the way you want it to look.

  • Purchase needed items for your office including

    • Flashlights

    • Batteries

    • Wind up or battery alarm clock

    • Keep your cell phone powered up.

  • Familiarize yourself with your main electrical panel.

    • You may have to turn off the main breaker or have to reset circuit breakers after an outage.

  • Make sure you have smoke detectors in appropriate rooms.

June 14 – Flag Day

Categories: Today Is...

Posted by: semsabs on Friday, June 14, 2013

Flag Day, a day of recognition and remembrance has had a place in the hearts of Americans for generations but no good is done overnight. This national observation has had its fair share of troubles in order to get its recognition.

The U.S. Department of Veterans Affairs has created a very educational and quick read about the origins of Flag Day. Although the flag’s design was adopted by Congress in 1777, no one is quite certain when or where Flag Day was first observed. Flag Day began as a time to educate children on the customs and traditions of America. Rumor has it that Flag Day was started in Connecticut in the summer months of 1861 but the mostly widely known claim to Flag Day come from New York on June 14, 1889 when a principal used the day to hold patriotic ceremonies for observation of the day. This imitative gained attention from the State Department of Education and pushed the observation into all New York public schools for years to follow.

Flag Day finally made its debut in August of 1949 as a national observance.

No matter when or where this observation started, Flag Day is a time for Americans to dwell upon the importance of the Flag and what it means to American freedom. Remember to take some time to think about the importance of American history and what the flag means to you today.

Most Americans know the specifics of the American Flag design:
